Built around how you actually buy

Block management has a problem most contractors ignore: you are not spending your own money. Every job has to be justified to a landlord, a residents committee or a service charge budget, often months before the work happens.

So everything we do comes with the paperwork to support it. A dated photo report on every block, condition notes per elevation and gutter run, and a quote itemised by building so it can be split across service charges without you rebuilding the numbers.

  • Reported building by building, not as one lump
  • Dated photographs suitable for forwarding
  • Site-specific RAMS before any visit
  • Fully insured, certificates on request
  • Portfolio pricing across multiple blocks
Communal exterior cleaning on a Bristol residential block

Gutter and render work on an occupied block, outside residents hours

What we clean on a block

Gutters & downpipes

Cleared from the ground where possible. Blocked gutters are the most common cause of damp complaints from leaseholders.

Render & elevations

Soft washed so the render is not damaged and the block stays clean for years rather than one season.

Communal paths & steps

Algae on a communal walkway is a slip risk before it is a cosmetic issue. Often the easiest thing to get signed off.

Bin stores & refuse areas

Deep cleaned and deodorised. The single most complained-about area on most blocks.

Entrances & canopies

First impression for viewings and valuations, and quick to turn around.

Resident parking

Oil staining and algae on parking decks and surrounds, worked in sections so spaces stay usable.

Working on occupied buildings

Every block we work on has people living in it, which changes how the job runs. We give notice periods you can forward to residents, work in sections so parking and access are never fully lost, and keep noise inside sensible hours.

Most of our block work ends up on an annual or biennial cycle. It is cheaper per visit, it is easier to budget for, and it stops the conversation where a leaseholder complains before anyone has noticed the problem.

Common questions

Can you price a whole portfolio?

Yes, and it is usually cheaper per site. Tell us how many blocks you manage and we will survey them together and price them as a portfolio rather than individually.

What do we get to support the spend?

A dated photo report per block with condition notes, and a quote itemised by building. It is written to be forwarded to a landlord or residents committee without editing.

What insurance and paperwork do you carry?

Full public and employers liability with certificates on request, and a site-specific risk assessment and method statement issued before any visit.

Do you give residents notice?

Yes. We supply a notice you can circulate, and we agree access and parking arrangements before we arrive.

Which areas do you cover?

Bristol, Bath, South Gloucestershire and North Somerset — including Portishead, Clevedon, Thornbury, Keynsham, Nailsea, Bradley Stoke and Yate.
